Transaction Advisory Services
JM Zell offers expert,
objective real estate transaction and investment
advisory services. Following the establishment
of a sound strategy based in the client’s stated
and determined goals, we focus on identifying
proper avenues for maximizing value to the
client. Sometimes, no action is warranted.
Many times though, this is accomplished through
implementation of the recommended strategy —
often by acquiring, disposing of, investing in,
or mitigating existing risk related to real
estate assets.

Finance Services
JM Zell becomes involved early in
the project cycle to evaluate the potential sources and
uses of funds and help determine whether a project can
be viably funded and paid for within reasonable time
frames. Based on the chosen funding strategy, JM Zell
will create a full financing package that can be used to
competitively procure funding sources for a given
project.
Our Finance Services encompass
every facet of real estate financing, including complete
debt, equity, and venture structuring and
re-structuring. We have vast experience working with
construction and permanent financing, mezzanine debt,
equity sources, pledge lines of credit, and other
institutional and non-institutional sources and can help
structure and obtain tax-exempt and taxable bonds for

construction to delivery. Our Project
Management services range from coordinating site
analyses to construction oversight as well as
design and relocation management.

every step of the planning, coordination, and

Development Services
Employing the full range of JM Zell
services, development projects are a synergistic
expression of our collective expertise. Often such
projects begin with a client who is uncertain about
options for utilizing its real estate assets. In this
case, we begin by evaluating the property’s potential —
either for sale, lease, or redevelopment, or as a site
for a completely new, ground-up development. We may also
identify for a client and counsel it on the acquisition
of a site and provide our in-house expertise at
obtaining entitlements and rezoning approvals. In either
case, before any action is taken, we strive to
understand the intrinsic value of the property to ensure
maximum valuation for the client.
JM Zell also can act as fee based
developer for our clients, employing all of our
consulting and management skills to ensure an on time,
on budget project.
Asset Management
Services
JM Zell applies an unconventional approach to asset
management by proactively creating paths for value
enhancement for our clients. Having structured and
implemented our clients’ strategies via our Transaction
Advisory Services, it is extremely important to
carefully manage those investments so that their values
are protected and improved. Many firms focus primarily
on the administrative side of asset management, such as
preparing investment briefs, overseeing property
managers and leasing agents, analyzing operating
expenses and rental streams, and reviewing operating
budgets and financial statements.
In addition to performing administrative functions very
well, we create additional value by advising our clients
on long term issues such as the property’s worth, market
position, and ownership structure. We opportunistically
and creatively pursue strategies that take advantage of
market conditions or respond to a change in the client’s
status, to improve the long term position of the
property and mitigate risk. These could include
refinancing, restructuring ownership positions,
fashioning new marketing approaches, taking advantage of
available tax incentives, and other favorable
approaches. We are the property owner’s surrogate and
treat the asset with appropriate care and foresight.
Operations
Planning Services
JM Zell has strong operations
planning capabilities to assist our clients where
operations and facilities management decisions can have
a critical impact on design and construction decisions.
This is particularly important for museums and other
cultural institutions that must focus on maximizing the
visitor or guest experience and minimizing long term
operational costs. We assist clients with the
evaluation of existing operations and develop strategies
for optimization in terms of service, function,
economics, maintenance, and revenue generation
potential.
JM Zell works in collaboration with
client staff to assess the impact of capital projects on
operating costs including staffing, utilities, custodial
services, repairs and maintenance and grounds keeping.
Understanding these impacts allows the operations
planning team to recommend facility enhancements that
can reduce operating costs. Conversely, the operations
planning team recommends design enhancements, such as
secondary uses like event space to promote significant
cost recovery and value enhancement at little or no
cost to the project. JM Zell has the ability to support
the operations, implementation, and management of the
project.
Distressed Asset
Services
JM Zell Partners understands that
each asset is unique and each investment has its own set
of parameters. We also understand how to quickly attack
a problem and develop a reasoned and rational response
plan. We have a proven track record of successfully
advising borrowers and lenders during good times and
bad.
While working on behalf of the
client, JM Zell provides significant reasoned
quantitative and qualitative analyses that form the
basis for a plan to reposition the distressed asset and
rebalance the investment equation. Reorganization and
work outs are as much art as they are numbers
crunching. JM Zell rapidly creates a supportable
strategy for a troubled asset and then works with the
teams of creditors, debtors, investors, attorneys,
accountants and other consultants to reach a workable
consensus. Our positive track record is evidence of the
success of this approach. Unlike some of our
competitors, once we develop the strategy, we are
prepared to implement it, thereby tying our reputation
to the successful outcome of what we have recommended.
JM Zell is also qualified to act as a receiver on behalf
of lender in the event of a loan default or anticipatory
default.
