The Phillips Collection
was well into design process of its ambitious renovation and expansion
plan to create an education center for study of modern art. The complex
undertaking called for extensive renovation of existing facilities as
well as construction of a new addition that required demolition,
excavation and preservation of a historic façade, while the museum
remained open to the public. In addition, a labyrinth of legal matters,
complex permitting and neighborhood approvals, scheduling and cost
constraints threatened to throw the project off course. The Phillips
called upon JM Zell and its expertise to help keep the process moving
forward within the established schedule and budget. JM Zell provided
insightful assessments and practical plans to strengthen the project.
Programmatic requirements and realistic expectations were established
and maintained thus solidifying the confidence in the project by
Phillip’s stake holders. JM Zell helped the Phillips senior staff to
educate the Board and staff on the project timing, cost and risk
management enabling consensus and approvals at each stage in the
project.
JM Zell became an
extension of the Phillips team enabling the project team to develop
solutions to overcome difficult site conditions and other constraints
including significant ground water, poor rock condition and adjacent
historic structures. Careful planning and orchestration of the
financial commitments and project management efforts allowed the project
to progress smoothly while the museum remained open and maintain its
exhibition schedule. Completed in February 2006, the project offers an
expanded archival / library, 180 seat auditorium, café and retail
areas, administration space, conservation labs, sculpture garden and
new galleries to support the museum’s mission and the new Education
Center for the Studies of Modern Art.
